How much does a BDA / ERCES system cost in Texas?
You're not getting a straight answer anywhere else — so here it is. Real ranges, real drivers, real next steps. From a Texas ERCES contractor who's installed these systems across 100+ buildings.
The straight answer (no fluff)
Every ERCES / BDA quote depends on the specific building, but here are the ranges we actually see in Texas:

Ranges are turnkey — design, permit, install, acceptance testing, AHJ report filing. Not a substitute for a real quote against your specific building; a Zion fixed-price quote requires a paid RF site survey first.
What actually drives the number
Six variables move the price. In rough order of impact:
- Building size (square footage and grid count). NFPA 1225 divides the building into 40×40 ft grid squares. Every grid square must hit −95 dBm inbound / −95 dBm outbound coverage. More grid squares = more DAS antennas = more amplification = more cost.
- Construction type. Concrete, metal, and low-E glass block RF energy much more than wood or standard glass. A concrete high-rise can need 3–5× the antenna density of a wood-frame single-story building of the same footprint.
- Donor signal strength. If your building sits in weak public-safety-radio coverage area to begin with, we need a bigger donor antenna, longer coaxial runs to a roof-line location, and sometimes a fiber-fed remote donor site. Weak donor = higher cost.
- Critical-area count. Stairwells, fire pump rooms, fire command centers, elevators, and emergency-generator rooms need 100% coverage — not the 95% general-occupancy standard. Every critical area typically needs a dedicated antenna.
- AHJ requirements. Some Texas AHJs adopt stricter local amendments — additional acceptance-test witness, specific report formats, additional monitoring requirements. Every extra AHJ demand adds hours.
- Existing electrical & life-safety infrastructure. Fresh construction on new plans is cheaper than retrofitting into a live building where we're coordinating with active tenants, existing fire alarm interfaces, and generator/battery backup systems.
What's free vs. what's paid
Free

Paid
- IFC §510.5.3 RF grid survey — the code-required test that produces the design baseline. $2,500 – $8,500 for typical buildings; larger high-rises higher. Credited toward install if you contract with Zion.
- iBwave design + drawings — the stamped permit set. Often included in turnkey; standalone $3,000 – $12,000.
- Turnkey install — the ranges above.
- Annual re-certification — $3,500 – $12,000/year depending on building size and AHJ.

Common questions
Can Zion beat the low end of these ranges?
Sometimes. For a straightforward new-construction install with a strong donor signal and a wood-frame single-story, we regularly come in at or below the low end. We don't quote below cost to win — every install has to survive NFPA 1225 acceptance testing, and cheap radios don't. The install cost has to match the code performance.
Is Zion the cheapest ERCES installer in Texas?
No — and we won't pretend to be. What we are: the ERCES installer whose systems pass AHJ acceptance the first time. That saves you weeks on the CO schedule, which almost always saves you more than a low bid would.
Can we phase the project to spread the cost?
Sometimes yes, sometimes no. Some AHJs require the entire ERCES system to be operational at CO — no phasing. Others allow a written phased-compliance plan with interim mitigations. This is a jurisdiction-specific question and we'll answer honestly for your building.
What if we're not in scope after the check?
Then you're not in scope, and you don't need us for ERCES. We'll tell you plainly. Zion's Building Signal Check regularly returns "you're fine, no ERCES required" — and that's the answer we give. Free scoping means owners can plan; it also means we don't sell systems buildings don't need.
